Peosta Square

The Peosta Square Project is a three-story building with a mix of (34) single and two-bedroom luxury apartments on the second and third floors and eight commercial tenant spaces on the first floor. Peosta is in northeast Iowa near Dubuque, Iowa. Peosta is expanding in size with many new factories and Northeast Iowa Community College located right in town.

Price Electric joined Larson Construction to build this 60,000-square-foot project. Price was contracted to complete all aspects of the electrical wiring of the project, including power, lighting, fire alarm, cameras, door access, and structured cabling. The contract was unusual because Price was a design-build, but the other trades were plan-specification. This made communication extra critical between all the subcontractors to be sure they were all on the same page with equipment installation coordination efforts.

Price employees began the rough-in stages in October 2022 and completed the final trim in May 2023. The team finished the entire rough-in of the apartments in five weeks. The trim-out phase was completed in three weeks.

During the underground phase, the crew fought the frozen ground in December and won. They were able to get everything completed in time and set the prefabricated assembly in place for the utility transformer. All this was done to set up a temporary power station to continue getting power to the elevator for that installation and inspection on time.

One of this project’s challenges included completing the permanent power in time for the June move-in. The team needed to get creative with lead times on the main power equipment scheduled for delivery in August 2023 (two months too late). After many hours of head-scratching, the team was able to source the missing parts from another vendor. The parts arrived just in time; it was all hands on deck to get the power on. Alliant Energy was on standby and ready for action when it was their time. The power was turned on, and everything was tested and inspected.

Overall, The Peosta Square Project was a success! Many training opportunities and new relationships were formed, and the project was finished on time and budget.
